The occupant load you want may not be the one you get
Operators plan a venue around a capacity figure that comes from the business model rather than from the code. The actual permitted occupancy is set by exit width, exit count and restroom provision, and if the space cannot support the number, the business model changes rather than the building.
Occupancy also drives the economics in a way owners do not always anticipate. Restrooms scale with occupant load and they consume floor area that produces no revenue, so a higher permitted capacity costs you sellable space to achieve. There is a point at which pushing for more occupancy stops paying for itself.
What governs the plan
- Occupant load, and the exit capacity that supports it.
- Restroom counts, which scale with occupancy and consume real area.
- Acoustic isolation — from neighbors above, beside and outside.
- Bar equipment: glass wash, ice, drainage, and the power for all of it.
- Any food service, which brings the whole kitchen regime with it.
What acoustic isolation can and cannot do
Low-frequency sound is the difficult part. Bass travels through structure — through the slab, the walls, the frame — and reaches neighbors by a path that absorptive treatment inside the room does not touch. What works is mass and physical separation, both of which cost space.
In a shared building with residential above, there is a practical limit to what construction can achieve. That limit should be established before a lease is signed, because a venue that cannot operate at the volume its business model assumes is not a viable venue.

- 04Coordinate bar equipment, drainage and power together.
- 05Program around licensing and inspection sequencing.
Establish the achievable occupancy first, before any design work. A venue designed for four hundred and permitted for two hundred and fifty is not a venue with a problem, it is a different business, and everybody would rather know at the start.

Acoustic isolation from a residential neighbor is expensive and it has limits. If a space sits under apartments, we will tell you honestly what can and cannot be achieved before you commit to it.
